What this job involves:
The Lead Operating Engineer is responsible for managing the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems with minimal supervision. This role requires leadership skills, technical expertise, and a commitment to maintaining a safe and efficient building environment.
Your day-to-day tasks will include:
- Overseeing and performing maintenance tasks such as painting, pressure washing, and cleaning
- Maintaining lighting systems, including bulb and ballast replacement (as allowed by licensing requirements)
- Conducting repairs and maintenance on plumbing, HVAC systems, and water treatment equipment
- Managing general maintenance tasks like hanging pictures, repairing office furniture, and performing locksmith work
- Supervising and implementing the preventative maintenance program
- Maintaining the work order system (CMMS) and addressing tenant service requests
- Providing training and supervision to expand the capabilities of the Engineering team
- Troubleshooting building systems, including electrical, DDC, and pneumatic controls
- Participating in ongoing technical, safety, and operational process training programs
Desired experience and technical skills:
Requirements:
- 3-5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry
- Universal CFC EPA certification or willingness to obtain within the first year (with JLL assistance)
- Leadership and supervisory experience
- Proficiency in Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs and use ladders up to 30 feet tall
- Physical capability to frequently climb, bend, kneel, lift, and/or drive
- Strong customer service skills
Preferred:
- Trade school education, union training, military service, or college degree
- Experience with building automation systems and energy management
- Knowledge of local building codes and regulations
- OSHA safety certification
