Job Summary
Job Description
Supervises the maintenance and upkeep of the buildings and grounds of the facility. Works under the direction of the Facilities Maintenance Manager. Supervises work of unskilled to skilled maintenance personnel.
Examples of Duties:
- Plans, supervises, schedules, directs, and evaluates the work of Facilities Maintenance personnel and contracted workers. Ensures employees know and adhere to safe practices and policies while performing their assigned tasks.
- Plans, reviews, develops, and recommends PM’s and PM schedules for routine and non-routine corrective/preventive maintenance for Metro facilities, painting, HVAC, work related to buildings, grounds, vehicles, operating equipment, and special structures.
- Advises the Facilities Maintenance Manager of critical and continuing maintenance problems.
- Participates in the employee selection process and evaluates performance and skill levels of employees; provides training, counseling, and discipline as necessary.
- Requisitions parts and supplies and assists in the development of recommended inventory levels. Recommends, evaluates, and prepares specifications for purchasing new equipment and materials pertaining to buildings and grounds maintenance.
- Coordinates maintenance work with other maintenance crews (including contracted services) and staff personnel of other departments.
- Assists in facilities inspections and recommends project action requests (PARs). Assists Engineering Department in PAR evaluations and designs.
- Assists in developing technical specifications for outside services. Administers, monitors, and coordinates outside service contract work.
- Performs other duties as assigned.
Qualifications:
Knowledge/Skills/Abilities
Knowledge of:
- Safety practices
- Supervision principles, processes, practices, and procedures
- Wastewater industry
- Industrial cleaning, irrigation, grounds care, concrete, painting/coating, office and building maintenance, HVAC and carpentry.
- Contract administration.
- General office processes and procedures
- Computerized maintenance management system (CMMS)
- Employee training methods, processes and procedures
- Windows operating systems, MS Outlook, Word, Excel
Skilled at:
- Performing facility maintenance in an industrial environment. Relevant hands-on experience
- The use of materials, tools, parts, and equipment commonly used to maintain industrial facilities.
- Project management including work planning, resource allocation and progress reviews through to project completion.
- Constructive conflict resolution and mediating interpersonal differences in a team environment.
- Leveraging diverse modes of communication to optimize the effective exchange of ideas and information
- Active and empathic listening skills
- Managing disagreements, de-escalating conflict and negotiating win-win solutions

Education/Certification/Licenses
Graduation from high school or GED. Valid driver’s license.
